Q: Who are you?
A: We are Rose Acceptance, the real estate sales department of First National Bank of America. We sell bank-owned real estate across the nation with the option of our owner financing (see more details).

Q: Where do you get your properties?
A: Because of our affiliation with First National, we acquire most of our properties through foreclosure.

Visiting a Property

Q: I’m interested in a property. Can I take a look inside?
A: Of course! If you give us a call at 866.937.3557, we’d be happy to walk you through the visiting process. We’ll require some basic information from you, such as your name, number, and address, and we are also required to record you agreeing to a couple of security statements so that we can keep track of when people are at the property.

Q: Why do I have to agree to your script before I can go inside?
A: We ask that all property visitors agree to hold themselves responsible for their actions while at the property. We also want to know who is there in case we receive a call concerning any activity at the property. Since we cannot accompany you on your visit, we want to make sure that when we give you permission to enter that you understand that you are holding yourself responsible for your actions.

Q: Will you use my information for anything other than reaching me about the property?
A: No. All the information you give us will be used solely for reaching you about the property and giving you any required documents needed to purchase the property.

Q: Can I go in with an agent or have an inspector come with me?
A: Yes. When you call us for permission to enter a property, let us know that you are bringing in an inspector. Also, if you want to revisit a property and bring an inspector or agent, give us a call back and we can give you permission to enter again.

Q: I want to know what a property looks like before I visit it, but you don’t have any pictures up for that property on the website. Can you send me some?
A: Yes! If you see a property that you would like more pictures of, give us a call at 866.937.3557, and we can see if we have more that we can put online or send to you.

Q: How do I purchase a property from you?
A: If you find a property of ours you are interested in, we would encourage you to give us a call toll-free at 866.937.3557, and we can walk you through the purchasing process.

Q: How do I make an offer?
A: If we have a property listed with an agent, then you can make an offer, as well as schedule a showing, by contacting the agent. Else, if the property is for sale by owner, you can make your offer directly to us. We take our offers over the phone. Give us a call at 866.937.3557, and we’ll be happy to take your offer.

Q: How long does it take to hear back on my offer?
A: Usually we can respond to your offer within 24 to 48 hours, and sometimes sooner. We can move very quickly in order to help you acquire your new home.

Q: How quickly can we close?
A: If you are using our financing, we can typically close within three weeks of an offer being approved, or even sooner. It depends on you, the buyer, and how fast you are able to get us the required documents and supply the information we need. It also depends on the type of transaction. Cash sales can go even faster.

Q: Can we work with third party financing?
A: Yes! If you want to take out a loan through another financial institution, that’s perfectly fine. You would still make us an offer through the phone and proceed with purchasing the property along with your lender.

Q: Can we take cash deals?
A: Absolutely! We can sell any of our properties for cash.

Q: Can I use a buyer’s agent?
A: Yes! If you want to use a buyer’s agent, we are happy to work with them in order to help you purchase the property.

Q: Do you guys do repairs?
A: No. All of our sales are as-is, and we encourage prospective customers to visit the property in order to determine the amount of work (if any) required to repair the home, and whether they are willing to take on those repairs.

Flexible Owner Financing

Q: Do you do pre-qualifications?
A: We will have you fill out a Pre-Qualification Worksheet that will help us determine if you can qualify for a loan. We will review your circumstances and give you a preliminary determination on whether you would likely qualify for credit under our current standards.

Q: Do you offer a rent-to-own option?
A: We do not offer a rent-to-own option for purchasing properties from us. However, we do offer flexible owner financing for all of our properties.

Q: What are the terms of your owner financing?
A: We can approve you for our owner financing if you are a qualified buyer, and we have no prepayment fee, so if any time during the duration of your loan you want to pay some or all of your loan balance, you can do that without any extra fee. We do, however, require a sizeable down payment as a percentage of the sales price at the time of closing.  The interest rate is dependent on your credit score, and the length of the loan would be 15 years unless otherwise requested and approved. All terms are subject to underwriter approval.

Q: Why do you require a down payment?
A: We require a down payment to ensure that you are committed to the purchase of the property as a buyer.
